Reading the Writing on the Wall
Walking into your basement and seeing a crack in the concrete block or poured wall can be alarming. But before you panic, take a closer look. The direction and shape of the crack tell a story about what is happening to your foundation.
While all cracks should be inspected by a professional, here is a general guide to help you assess the urgency.
-
Vertical Cracks (Straight Up and Down)
- Likely Cause: Concrete Shrinkage.
- The Scenario: Concrete shrinks as it cures. Often, vertical cracks appear shortly after a house is built.
- Urgency: generally Low to Medium.
- The Fix: These are often non-structural. However, they can let water in. We typically seal these with a flexible urethane injection that stays water-tight even if the wall moves slightly.
-
Diagonal Cracks (From Corner Down)
- Likely Cause: Differential Settlement.
- The Scenario: One corner of your house is sinking faster than the other, perhaps due to soft soil pockets.
- Urgency: Medium.
- The Fix: This may require underpinning (piers) to lift the sinking section of the foundation back to level.
-
Horizontal Cracks (Across the Wall)
- Likely Cause: Hydrostatic/Lateral Pressure.
- The Scenario: This is the most dangerous crack. The soil outside is pushing the wall inward. The wall is literally snapping in half under the pressure.
- Urgency: HIGH / CRITICAL.
- The Fix: This indicates structural failure. You need immediate stabilization using Carbon Fiber straps or Steel I-Beams to prevent the wall from collapsing or bowing further.
-
Stair-Step Cracks (In Block Walls)
- Likely Cause: A combination of settlement and lateral pressure.
- The Scenario: The cracks follow the mortar joints in a zig-zag pattern.
- Urgency: Medium to High.
- The Fix: Depending on whether the wall is also bowing, this may require stabilization or piering.
Don’t Guess with Your Foundation
If you see Horizontal Cracks or Stair-Step Cracks, do not wait. These are signs that the structural integrity of your home is currently under attack by soil pressure.
At Spartan Wall Repair, inspections are free for homeowners. We will measure the cracks, check for bowing, and give you an honest engineering assessment of whether you need a simple seal or a structural repair.
